Meet Basic Real Estate Requirements
In order to become a Virginia real estate agent, you must be at least 18 years old and have a high school diploma or GED. You must also have a valid Social Security number. You must also realize that in order to become a real estate agent, you must consent to a background check. You must also agree to disclose misdemeanors and felonies on your record.
Complete Virginia Pre-Licensing Coursework
In order to become a real estate salesperson, you must complete 60 hours of coursework at a board-approved institution. Ensuring that the course is listed as an approved institution is vital. If the course is not approved, you will have to retake all 60 hours at a different institution.

Pass the Real Estate Examination
The real estate examination has two portions, one for the state and one for the country. You will have about 2.5 hours to take the exam, which consists of about 120 questions. Scores are valid for one year after you pass the test. This means that once you pass one portion of the exam, you are required to apply for a real estate license within the year. You can retake just one portion of the test at a later time if you are unable to pass both at the same time.

It is important to note that having certain misdemeanors and felonies in your background may preclude you from being a real estate agent, but not all of them.
